12 ìturn keyî custom homes on 1Ω to 6 acre home sites. The first phase of construction of 4 homes was completed and sold in August 2002. Phase 2 consisted of 5 homes, which were all pre-sold and completed in July of 2004. The final phase of 3 homes were all pre-sold and completed in January 2005. Homes sizes ranged from 5,138 to 6,380 sq. ft. Some of the home sites included a detached guest house. Sales prices ranged from $1,600,000 to 2,195,000.


Olivenhain Ridge, Olivenhain, CA:
2 ìturn keyî custom homes on 2+ acre home sites. Both homes were completed and sold by June 2003. Homes sizes were 6,004 and 6,120 sq. ft. Each home site included a guest house. Sales prices were $1,950,000.

Carlsbad 4, Carlsbad, CA:
Re-designed existing parcel map and obtained entitlements on this four lot infill subdivision. Home sizes were 2,720 and 2,817 square feet with sales prices between $441,900 and $479,900. All homes were completed and sold from May 1999 to July 2000.

1 ìturn keyî custom home completed January 2001. 4,661 square feet. Sold prior to completion for $995,000.

Copper Creek Estates, Olivenhain, CA:
Designed, entitled and developed this 25-acre parcel into ten, two acre, custom home sites. This is an exclusive gated community with a distinctive native rock bridge entry. All of the improvements were completed in-house under Bruce Wiegandís class A - General Engineering license. Eight homes have been completed and sold to date through February, 2000. Home sizes ranged from 4,600 sq. ft. to 6,154 sq. ft. Sales prices ranged from $950,000 to $1,895,000. Two additional lots are currently being designed and construction is expected to start in spring of 2005. The last two homes will be priced in the $2,500,000 to $2,700,000 range.

Bumann Ridge, Olivenhain, CA
Developed this six unit custom home subdivision from raw land to finished lots. Home sizes ranged from 4,500 to 5,000 square feet on one-half acre lots. Sales prices range from $800,000 to 850,000. All homes were completed and sold from October 1993 to October 1995.

Developed this six unit custom home subdivision from raw land to finished lots. Home sizes ranged from 3,300 square feet to 4,900 square feet on one-half acre lots. Sales prices ranged from $580,000 to $790,000. All homes were completed and sold from September 1988 to June 1993.

COMMERCIAL

Cypress On The Ridge, Encinitas, CA:
27,250 sq ft Class-A Office/Professional building in a prime Encinitas, CA location. Wiegand Neglia Corp was involved in the acquisition, planning and design and also acted as the general contractor for the building of the project. WNC has retained an ownership interest with its Joint Venture Partner, Trilogy Investment Group. Construction was completed in July 2003. The building is currently 100% leased. Anchor tenants include Coldwell Banker, Fidelity National Title and Horizon Mortgage.
